Over the years I have  had the great pleasure of working for very astute clients who have enjoyed the mutual benefits of a great working relationship. Recent sales of properties which I have worked on bear testament to this. As a rule of thumb the investments have increased by more than double when they are of the intital completed price, including land and construction, of over $4million (and all this in under 5 years turnaround). Much is to be said for the value of uncompromising project follow through. It speaks volumes, to even the shrewdest investor, when as little as 20% more is spent initially than on neighbouring properties of similar scale (which are left in the shadows of market price fluctuations) when these statements of classic style and fastidious levels of finish are breaking property records amidst a moribund market.
